Green Light for New Residential Area in Rødovre

Just over a year after the completion of IrmaByen with 1,000 homes, we are now ready to develop approximately 200 additional residences in Rødovre. On June 17, the municipal council gave the green light for the local development plan that will transform the former Valhøj industrial district into a new, green residential neighborhood.

“For a long time we have had we have had a strong desire to continue our commitment in Rødovre, and are incredibly pleased that the municipality has now approved the local plan so we can get started. IrmaByen is completely sold out, and we know that many – both seniors and families with children – are eager to live in Rødovre,”  Andreea Kaiser, CEO and co-owner of ALFA Development, says.

Quick Start Ahead

ALFA Development plans to break ground in spring 2026, with the first homes expected to be ready by the end of 2027. Since 2020, the company has been involved in developing the vision for the entire transformation of the Valhøj area, in close cooperation with the municipality. This in-depth knowledge of the area means the project can move forward quickly.

“The municipality has done thorough groundwork, driven by a strong desire to create a well-functioning, mixed residential area with plenty of green spaces and varied architecture. We look forward to helping realize this vision and to demonstrate new approaches to urban development in 2025,” Andreea Kaiser, says.

A Diverse and Safe Neighborhood

The approx. 200 new homes will be a mix of rental, owner-occupied, and affordable housing, ranging in size from 55 to over 100 sqm for apartments, and 100 to over 135 sqm for townhouses. The buildings will range in height from two to five stories, consisting of apartment buildings and townhouses. All façades will feature balconies and be constructed from natural, durable materials such as brick, natural stone, and wood.

Cars will be parked in underground garages, making the area car-free, with an extensive network of paths and recreational spaces that ensure safe movement and opportunities for play.

“Together with our advisors, we are now beginning to design the buildings and outdoor areas. As with all our projects, we emphasize that architectural quality goes hand in hand with functionality, offering space for both community and privacy. We’ve already proven this in IrmaByen, and we want to carry that same philosophy into the neighboring Valhøj area,” Andreea Kaiser says.

A Green Urban District

The local plan envisions a green urban district where homes are situated within a varied and engaging landscape, featuring pathways, green pockets for recreation and play, and a focus on biodiversity. Existing large trees will be preserved, and new trees, shrubs, and flowers will be planted. This aligns perfectly with ALFA Development philosophy.

“In recent years, we have strengthened our focus on nature and biodiversity in our projects. We are very pleased that the municipality also prioritizes this aspect of urban development, and we will do our part to fulfill these ambitions — with green recreational spaces, room for play, and thoughtful design of edge zones and plantings that support a vibrant life both indoors and out,” Andreea Kaiser says.

For this project, ALFA Development has chosen ACT Architects as both building and landscape architects. Engineering will be handled by ABC Consulting Engineers.
