We Bring Property Management In-House – Building Internal Expertise and Strengthening Tenant Relations

As part of our long-term growth strategy, we will bring property management in-house by January 1st 2026. The function has previously been handled by an external asset manager. This decision is a key element of our strategy to strengthen our core business, enhance operational quality, and establish closer, more value-creating relationships with our tenants.

“As a development and property company, we take a long-term ownership perspective and seek to move beyond the traditional buy-build-sell philosophy. When a project is completed and residents move in, we want to remain an active and engaged owner, developing the residential environment together with our tenants and continuously learning from real-life use. That is why we are now bringing property management in-house,” says Andreea Kaiser, CEO and co-owner of ALFA Development.

Today, we manage more than 250 rental units, primarily residential properties, and over the next five years we expect to expand our portfolio to more than 1,000 units in Greater Copenhagen and Aarhus.

Experience from Living By ALFA in IrmaByen

Through our serviced residential concept, Living By ALFA in IrmaByen, comprising 163 rental homes, we have already built strong experience with professional and close resident engagement. We have established a dedicated on-site community team, and residents have access to a digital platform that brings together daily communication, operations, and shared activities in one place.

In addition, for the past two years we have collaborated with Prognosecenteret, the Nordic region’s leading analytics firm specialising in customer satisfaction within the real estate sector, to develop a structured system for measuring resident satisfaction.

“We have a solid foundation of experience to build on as we bring property management in-house – covering the entire journey from viewings and leasing to day-to-day contact and continuous improvements. And we can see that it works: when we measure resident satisfaction in IrmaByen, the scores are exceptionally high,” Andreea Kaiser says.

Integration Ensures Quality and Continuous Learning

We distinguish ourselves by operating all core functions in-house, including property management, operations, construction, and development. With our own construction department overseeing quality in turnkey contracts, we ensure high building quality from the outset. At the same time, the close integration between operations and development creates a direct feedback loop.

“When our operations team identifies what works well in practice – and what does not – we can adjust the design of the next project accordingly. If residents, for example, express a need for more storage space or improved sound insulation, our development team incorporates this into future projects. This direct link between operations and development enables us to continuously improve our homes,” says Andreea Kaiser, CEO of ALFA Development.

The close integration across our business units allows us to respond quickly to challenges, implement improvements on an ongoing basis, and build a strong knowledge base that benefits both our existing properties and future developments.
